Design-Build

• We review our client’s program needs to:

  •  Determine appropriate feasibility studies, if required

    • Will the desired development work with the proposed parcel?

    • Are zoning restrictions or setbacks in issue?

    • Will a variance be required?

    • Will the lender require a preliminary/conceptual budget be generated to compare with a proforma?

  • Assist our client with zoning, AHJ pre-planning approvals, and potential variances

  • Assemble and lead a competent design team that is well-suited for the project, that may consist of

    • Architect

    • Geotechnical, Civil, Structural, HVAC, Plumbing, and Electrical design engineers

    • Interior designers

    • Landscape & Hardscape designers

    • Specialty designers – swimming pools, athletic fields, elevators, pre-engineered metal buildings, etc.

  • Provide budget controls and feedback throughout the entire process as the project evolves

    • We work with our subcontractors and vendor team to review real-time material costs and availability that are suitable for our client’s program needs

    • We lead our design team based upon our client’s program needs while maintaining budget

    • By employing this process, we can effectively eliminate most problems associated with surprise budget overruns, general over-design, AHJ approval issues, and end products that do not fully meet our client’s program needs
